A common question among many real estate professionals is how much does ceramic tile design and color effect home value. Most agree that while the tiles are a factor, you should only replace them if they are in physically bad shape. It can be hard to recoup the loss of replacing tiles for solely aesthetic reasons. Keep in mind however, if you do plan to resell your home certain ceramic tile choices will make it easier.

When people buy a house they typically go for neutral color choices so off-white, light blue, and grey are smart choices. If you’re stuck with garishly colored tiles try to have plane towels and shower curtains. Anything you can paint, paint white. This will make the room appear more subdued.

If the tiles are in bad shape this can and will have an effect on home value. If such is the case you should replace the ceramic tiles with new ones. Larger ceramic tiles are popular and make a bathroom look modern but you should see what is popular in your area and design accordingly. An ugly bathroom is something of an impediment but not a deal breaker. Keep in mind however, that a nice bathroom is an investment that adds value.
